Property 2. Gravel Pit - 40 Acres

Located in Simpson County

Land is located in Simpson County. 25 acres have been drilled and gravel was over 30 feet deep. Combining all the materials found on the property, it could yield as much as 1,000,000 yards of marketable material. Test were conducted that yielded 70-80% rock after washing. The coarse aggregate will meet sizes #57 and #67 rock respectively. The property contains large amounts of this material mixed with both sand and clay. The pit has been opened and roads established as of April 2008. **Directions Go 112 mile on Highway 13 and take Brent Will Drive.

Gravel Pit Information

The description below details the West Gravel Pit as a result of test's completed. The coarse aggregate will meet sizes #57 and #67 rock respectively. The property contains large amounts of this material mixed with both sand and clay. The clay gavel was tested and if mixed properly will meet class 4 gravel. The areas drilled for clay gravel, averaged a depth of about 30 ft. Using this information it was found that 10 acres could yield 480,000 yards. Some pits have to move 30-40 ft. of over burden to harvest; however the majority of this gravel starts on the top of the ground. This result's in a huge reduction of dollars spent to harvest. Also, tests were conducted that yielded 70-80% rock after washing. This is extremely good gravel considering the industry average of 35%. The sand and gravel are mostly rock. Several companies have expressed interest in using the material for bedding pipe. This would replace the wash gravel and cement sand traditionally used for half the cost. A price has been provided at $7.00 a yard out of the pit. It was estimated that the property contains 50,000-100,000 yards of this material. The sand sample provided to the same companies will work well for bedding sand. If sold out of the pit it would be $2.50-$3.50 a yard. There are large amounts of this material as well. Combining all the materials found on the property it could yield as much as 1,000,000 yards of marketable material.Note: The pit has been opened and roads established as of April 2008.

From Brandon go to Mendenhall and take Highway 13 to Highway 43. Take 43 to Pinola, at 4 way take a left on 28 follow to 43 South towards New Hebron. From Highway 28 it is exactly 1 mile. You will see Old Highway 13 on left, this will run parallel to 43. Go ½ mile on Old Highway 13 and take Brent Will Drive. Key on left post.
